Job Description

Key Responsibilities

We are seeking an accomplished and commercially minded General Manager, Finance to join a leading private real estate fund with more thanS$8 billion in assets under management and a clear ambition to scale significantly over the coming years.

Reporting directly to the Fund CFO, this role offers high visibility with senior leadership and meaningful involvement in strategic and investment-related initiatives. The successful candidate will support the fund’s investment strategy, maintain strong financial discipline, and help drive long-term value creation.

1.  Financial Oversight & Leadership

  • Lead and manage the finance team, providing guidance, development, and performance oversight.
  • Work closely with the CFO and investment, portfolio and asset management teams to support strategic initiatives, asset and portfolio performance.
  • Oversee budgeting, forecasting, and financial planning at both fund and asset levels.

2.  Fund & Portfolio Finance

  • Oversee fund accounting, NAV reporting, andinvestor reporting deliverables.
  • Review and analyse asset-level financial performance, including income, expenses, and returns.
  • Monitor cash flow, liquidity, and capital planning, including distributions and funding requirements.
  • Support asset management initiatives through financial evaluation and performance tracking.

3.  Reporting, Compliance & Governance

  • Ensure timely and accurate financial reporting in accordance with IFRS and relevant regulatory requirements.
  • Manage relationships with external auditorsand tax advisors.
  • Oversee audit processes, tax compliance, and statutory filings.
  • Strengthen internal controls, governance frameworks, and risk management practices.

4.  Treasury and Financing

  • Work closely with the Treasury team on cash management, liquidity optimisation, and banking relationships.
  • Monitor covenant compliance and refinancing requirements.
  • Support negotiations with banks on financing terms, facilities, and refinancing activities.

5.  Investment Support, Structuring and Due Diligence

  • Partner with the Investment team on new acquisitions, providing financial analysis, underwriting support, and deal evaluation.
  • Support transaction execution, including financial due diligence, review of deal structures, and coordination with external advisors.
  • Work closely with the Tax team and tax advisors on tax structuring for new investments.
  • Evaluate acquisition scenarios, including impact on fund-level returns, financing, and tax outcomes.

6.  Stakeholder Management

  • Act as a key finance business partner to internal stakeholders including investment, asset management, and operation steams.
  • Support the CFO in managing investor communications and reporting.
  • Engage with external stakeholders including lenders and service providers.

Qualification and experience

  • Bachelor’s degree in Accounting or related discipline; professional qualification (CPA/CA/ACCA).
  • 20+ years of relevant experience, including in real estate private funds.
  • Experience supporting transactions, including financial due diligence and tax structuring, within a real estate or private equity context.
  • Strong financial acumen with experience in budgeting, forecasting, and financial analysis.
  • Proven leadership and team management capabilities.
  • Excellent communication and stakeholder management skills.
  • High level of integrity, attention to detail, and strong problem-solving ability.
